The Ultimate Guide to Creating an Effective Industrial Property Marketing Package

Ryan Osterkamp
As an experienced industrial real estate broker, we'll walk you through the essential elements of crafting a compelling marketing package that attracts the right buyers and tenants for your Orange County industrial property.

In our decades of experience serving business owners across Orange County, we've seen first-hand how a well-executed property marketing package can mean the difference between a quick sale or lease versus a property that languishes on the market. Whether you're looking to sell an industrial building or attract quality tenants, a thoughtful, strategic marketing approach is critical.

Start with the Basics: The Property Brochure

The property brochure is the foundation of your marketing package. This document should provide a concise, visually appealing overview of your industrial asset's key features and benefits. At minimum, your brochure should include:

  • High-quality professional photos showcasing the property's exterior, interior, and any unique amenities
  • A detailed property description highlighting the square footage, number of units/suites, zoning, and other pertinent specs
  • A site plan or floor plan to give prospective buyers/tenants a clear sense of the layout
  • Information on the property's location, including access to major highways, proximity to key landmarks, and surrounding uses
  • Rent or sale price, along with any additional financial details like cap rates or NOI

An effective property brochure acts as a standalone marketing piece, so it's important to strike the right balance of form and function. You want it to be visually striking enough to grab attention, but also concise and information-rich.

Take it to the Next Level: The Offering Memorandum

For more complex or high-value industrial properties, an offering memorandum takes the marketing package to the next level. This document dives deeper into the property's financial performance, market analysis, and investment thesis. Think of it as a comprehensive prospectus that paints a complete picture for potential buyers.

Typically, an offering memorandum will include:

  • Executive summary highlighting the key investment highlights
  • Detailed property description, including square footage, year built, and zoning
  • Rent roll and historical operating statements to demonstrate the asset's financial performance
  • Analysis of the local industrial market, including rental rates, absorption, and supply/demand trends
  • Demographic and employment data for the surrounding area
  • Information on the property's existing tenants, if applicable
  • Photos, site plans, and other visual assets

For example, let's say you're marketing a 100,000 square foot warehouse in Anaheim with a current NOI of $850,000. Your offering memorandum might show that the property is 95% leased with 5-year average annual rent increases of 3.2%. It could also highlight the area's low 4.1% industrial vacancy rate and projected population growth of 7% over the next 5 years. Providing this level of detail gives prospective buyers the confidence to move forward.

Bring it all Together: The Complete Marketing Package

Once you've crafted your property brochure and offering memorandum, it's time to pull everything into a cohesive marketing package. This may include additional elements like:

  • Cover letter or executive summary introducing the opportunity
  • Property fact sheet with high-level details
  • Copies of leases, environmental reports, or other due diligence materials
  • Marketing flyers or digital ads to promote the listing
  • Contact information for your brokerage team

Remember, the goal of your marketing package is to position the property in the best possible light and provide all the information a buyer or tenant needs to make an informed decision. By thoughtfully assembling these elements, you're setting the stage for a successful transaction.

At absolute minimum, you should immediately consult an experienced industrial real estate broker to ensure your marketing package is strategically designed and executed.
