Unlock the language of industrial real estate with our comprehensive glossary. Discover the key terms every business owner needs to know to navigate the world of warehouses, distribution centers, and more.

As experienced industrial real estate brokers serving the Orange County market for decades, we've learned that one of the biggest hurdles for new investors and business owners is simply understanding the specialized terminology. The industrial real estate world has a language all its own, and getting up to speed can feel overwhelming.

That's why we've put together this comprehensive glossary of 50 essential industrial real estate terms. Whether you're looking to lease a new warehouse, purchase an existing distribution center, or just get a better grasp on the fundamentals, this guide will give you the tools you need to speak the language with confidence.

Lease Terms

Triple Net (NNN) Lease: A commercial real estate lease agreement where the tenant is responsible for paying all property-related expenses, including real estate taxes, building insurance, and maintenance. This is the most common lease structure for industrial properties.

Gross Lease: A lease in which the landlord is responsible for paying property taxes, insurance, and maintenance costs. The tenant only pays a fixed monthly rent amount.

Percentage Lease: A lease in which the tenant's monthly rent is calculated as a percentage of their gross sales revenue, rather than a fixed rate.

Leasehold Improvements: Customizations or upgrades made by the tenant to the rented property, such as building out office space, adding loading docks, or installing specialized equipment. The tenant typically pays for these improvements.

Property Types

Warehouse: A large, single-story building used for the storage and distribution of goods. Warehouses often have features like high ceilings, multiple loading docks, and expansive floor plans.

Distribution Center: A specialized type of warehouse designed for the efficient movement of inventory. Distribution centers typically have advanced logistics systems, abundant loading space, and easy access to major transportation routes.

Flex Space: A hybrid property that combines warehouse, light manufacturing, and/or office components in a single building. Flex spaces offer flexibility for tenants who need a mix of functions.

Manufacturing Facility: A building designed for the production of goods, with features like ample power supply, specialized HVAC, and dedicated production areas.

Financial Concepts

Capitalization Rate (Cap Rate): The ratio of a property's net operating income to its purchase price, used to estimate the potential yield of an investment. For example, a $5 million warehouse with $400,000 in net operating income would have a cap rate of 8%.

Depreciation: The decline in value of a building or equipment over time, which can be deducted as a tax expense. The depreciable basis is typically the original purchase price minus the value of the land.

1031 Exchange: A tax-deferred real estate transaction in which an investor sells one investment property and uses the proceeds to purchase a replacement property, deferring capital gains taxes.

Amortization: The process of spreading out a loan's principal and interest payments over a set period, such as a 25-year commercial mortgage.

We hope this glossary has provided a solid foundation for understanding the key terms and concepts in the world of industrial real estate. Of course, this is just the tip of the iceberg - there are many more specialized terms and nuances to explore.
